The Mera Pakistan Mera Ghar (MPMG) scheme is a government-backed housing finance program, supported by funding from the Government of Pakistan through the State Bank of Pakistan (SBP). This funding plays a central role in reducing the financial burden on borrowers by offering long-term, low-cost loans to make homeownership more accessible for low- and middle-income individuals.

The government provides a subsidy on the interest (mark-up) rate, which significantly lowers monthly payments for borrowers. This subsidy is funded directly by the government and is disbursed to participating banks to cover the difference between market rates and the subsidized rates offered to customers. For instance, borrowers in Tier 1 enjoy a 3% fixed mark-up for the first five years and 5% for the next five—substantially below market levels. In higher tiers, the subsidized rates remain similarly attractive.

To encourage banks to participate actively, the government also funds incentives and applies credit risk coverage for eligible borrowers, ensuring that financial institutions face minimal risk when lending under the scheme.

This public funding model ensures that banks remain engaged, borrowers receive affordable terms, and the overall goal of increasing nationwide homeownership is steadily achieved through sustainable financial support.
